Lakefront Update November 2024

BUYERS ARE LOOKING AHEAD TO SUMMER 2025!

As we head into November it’s good to remember that lakefront and lake access buyers have already begun thinking about Summer 2025 on/at The Lake. Although late Fall and Winter may not offer the best presentation opportunities, serious buyers “get it” and would rather be first in line for off-market opportunities than miss one. Depending upon the condition and location of your lake property, the time between November and March 1st can offer one of the best “Make Me Sell” moments for Sellers. Your “Dream Price” may not be wishful thinking for a buyer. Rather it may provide a chance to find the lake home they have been hoping to find. LAKEFRONT PROPERTIES CONTINUE TO SELL!

Four lakefront properties sold between October 1st-November 5th; 3 of these were off-market or one-party sales. I was thrilled to bring the buyers to W4467 N. Lakeshore Drive, a one-party, Orren Pickell-built home on 115’ of perfectly level frontage, that closed at $8,460,000 with $175,000 allocated to personal property. The lakefront known as The Boathouse (8 Hillside Dr, LG) sold at $5,900,000 -8% off its asking price of $6,395,000 while 458 Harvard Ave with a mere 40’ of frontage garnered its asking price of $4,595,000. With a skinny 25’ of frontage, 453 Outing St. Wms Bay, was another one-party listing. This lakefront entry level property closed at $3,075,000 - definitely in the “affordable lakefront” category. Currently, there are lakefront properties under contract ranging in price from $6,375,000 to $3,500,000 for a vacant land parcel that has lingered on the market for 2.5 years.

 

LAKE PROPERTIES WITH AN ASSOCIATION PIER OR BOAT SLIP CONTINUE TO DO WELL!

Currently, there are 43 active properties and of this number, 7 are under contract.  Over the past 35 days seven lake association properties sold bearing witness to continuing interest in this niche market.
